Project Overview
This project began as a 369-square-foot detached garage and was expanded by 125 square feet to create a clean, functional 494-square-foot one-bedroom ADU.
Designed as an investor-focused rental property, the goal was to deliver a cost-conscious build that prioritized durability, layout efficiency, and rental readiness — without unnecessary upgrades or cosmetic excess.
The result is a straightforward, well-executed living space featuring white shaker cabinetry, durable finishes, a full kitchen, defined living area, separate bedroom, and full bathroom. While intentionally simple in its finish selections, the unit delivers everything a tenant needs in a clean, modern package.
Infrastructure upgrades included updating the main electrical panel and installing a separate meter for the ADU — allowing for independent utility management. A new vinyl privacy fence further enhances the sense of autonomy and separation from the main residence.
Completed in five months and finalized with full inspection approval, this project demonstrates how thoughtful planning and disciplined construction can create strong rental value within a controlled budget.
